How much does a new roof cost?
The cost of a new roof depends on several factors: the size and pitch of your roof, the materials you choose, the access required (scaffolding costs can vary), and whether any structural repairs are needed at the same time.
As a rough guide, a full re-roof on a standard three-bedroom semi-detached house in Stockport typically ranges from £4,000 to £9,000 depending on the tile specification. Flat roofs on extensions or garages are generally £1,500 to £4,500. The best way to get an accurate figure is to contact us for a free, no-obligation survey and written quote. How much does a roof repair cost?
Minor repairs (replacing a handful of broken or slipped tiles, repointing a ridge, or resealing a flashing) typically cost between £150 and £500 depending on the scope of work and access required.
We always diagnose the root cause before quoting, so you won't receive a quote for work you don't need. If we find during inspection that a repair isn't cost-effective and a replacement would be better value in the long run, we'll tell you honestly.
Do you offer free quotes?
Yes, all our quotes are completely free and come with no obligation. We'll arrange a convenient time to visit your property, carry out a thorough inspection, and provide a detailed written quotation. We aim to get quotes back to you the same day or within 24 hours of the survey.
How long is your quote valid for?
Our written quotations are valid for 30 days from the date of issue. Material prices can fluctuate, particularly for specialist slates and tiles, so we include this as a standard condition. If you're ready to proceed after 30 days, just contact us and we'll confirm whether the price remains the same.
Building Regulations & Planning
Does a new roof require building regulations approval?
In most cases, yes: a full re-roof or the replacement of more than 25% of a roof covering is notifiable under Building Regulations Part L (Conservation of Fuel and Power). This means the work must achieve a certain standard of thermal performance using appropriate insulation and materials.
Because the work is notifiable, it has to be signed off for Building Regulations compliance. We carry the job out to the required standard and make sure that certification is in place, so you have documented proof for the future. As accredited members of the Confederation of Roofing Contractors (CORC), our major works also carry an insurance-backed guarantee.
Do I need planning permission for a new roof?
For a like-for-like re-roof (replacing the existing covering with the same or very similar materials) planning permission is generally not required. This falls under permitted development rights.
Planning permission may be required if you are:
- Changing the material significantly (e.g., clay to concrete tiles in a conservation area)
- Altering the roof shape or pitch
- Adding a dormer window or roof extension
- Working on a listed building (listed building consent is required)
We'll advise you on planning requirements during your free survey. If in doubt, your local planning authority can provide a pre-application enquiry service.
What is a CORC certificate and why does it matter?
CORC stands for the Confederation of Roofing Contractors. As accredited members, we can register your completed project for a CORC insurance-backed guarantee, a certificate that sits alongside our own written workmanship guarantee.
It matters because:
- The guarantee is underwritten by an insurer, so your cover still stands even in the unlikely event the company ceases trading
- It gives you independent, documented reassurance about the standard of the work
- It can reassure buyers and their solicitors when you come to sell the property
We register qualifying work for a CORC guarantee as a matter of course. There is no additional charge.
Insurance & Warranties
What insurance are you covered by?
Daniel Scott Roofing Ltd carries comprehensive cover on all work:
- Public Liability Insurance: covers damage to your property or injury to a third party as a result of our work
- Employers' Liability Insurance: a legal requirement covering our employees while they are working on your property
Full copies of our insurance certificates are available on request before any work commences. We would always recommend checking a contractor's insurance before allowing anyone to work on your roof.
Do you offer a guarantee on your work?
Yes. We back all our roofing work with a written workmanship guarantee. The duration varies by job type (a full re-roof or flat roof installation typically carries a longer guarantee than a minor repair), and details are confirmed in your written quotation before work begins.
In addition to our workmanship guarantee, many of the materials we use (including EPDM flat roof systems and certain tile ranges) carry manufacturer warranties of 20 years or more.
Will my home insurance cover roof repairs?
It depends on the cause of the damage. Most buildings insurance policies cover sudden and unforeseen damage, such as storm damage, a fallen tree, or accidental damage. Gradual deterioration, wear and tear, and maintenance issues are generally excluded.
If you need to make an insurance claim, we can provide a full written report of the damage to support your claim and provide emergency temporary weatherproofing where needed. Contact us first so we can advise you before you contact your insurer.
Process & Timescales
How long does a roof replacement take?
A typical pitched roof replacement on a semi-detached or terraced house takes between two and four days, depending on the size of the roof, the materials being used, and weather conditions. Larger detached properties may take up to a week.
Flat roof replacements on extensions or garages are usually completed in one to two days. We'll give you a realistic programme of works as part of your written quotation so you know exactly what to expect.
Do I need to be home while the work is carried out?
In most cases you don't need to be present throughout. We work from scaffolding and generally do not need access to the interior of your home. However, we ask that someone is available at the start of the job to confirm any final details, and at the end for a walkround and handover.
We will always let you know if we discover anything unexpected mid-job that requires a decision from you.
What happens if it rains during the job?
We never leave a roof open and unprotected overnight or during a rain event. If bad weather is forecast, we use heavy-duty waterproof sheeting to fully protect the roof structure until we can safely resume work. Your home remains weathertight throughout the project.
How long is the wait for work to begin?
Our current lead time varies with the season: spring and summer are our busiest periods. For emergency repairs we aim to respond within 24 to 48 hours. For planned work such as re-roofing, typical lead times are two to six weeks from quotation acceptance, depending on the time of year and the scope of work involved.
