A roof survey goes deeper on the roof than a RICS HomeBuyer (Level 2) or Building Survey (Level 3), which only glance at it, and the report can support a price renegotiation or a mortgage retention. How is this different from a RICS HomeBuyer or building survey?

A RICS HomeBuyer or building survey looks at the whole property and only glances at the roof, often from the ground. An independent NWRS roof survey is the opposite: a roof specialist inspects the covering, structure and detailing up close, or by drone, and reports on the roof alone.

Do mortgage lenders accept these reports?

Yes. All reports generated by NWRS meet the strict professional standards and formats required by mortgage lenders, surveyors, and insurance companies, including Part 35 compliance for legal proceedings.

I've been told my roof has spray foam, will it affect my mortgage?

It can. Many lenders now refuse or restrict mortgages on roofs with spray foam insulation, because it can hide timber decay and complicate future re-roofing. An independent NWRS inspection records the foam type and the timber condition underneath, giving lenders and surveyors the evidence they need to make a decision.
