Putting a roof window into a slope that doesn't have one is the job that transforms a dark loft, landing or attic room. It is also the job most often done badly: a window cut into the rafters without proper structural trimming, the wrong flashing kit for the roof covering, or a botched insulation collar that lets cold air track around the frame. A new opening means cutting and trimming the rafters. On a standard cut-rafter roof this is straightforward, but on a modern trussed roof the trusses cannot simply be cut, they need a structural trimmer or steel support designed in. We assess this on the survey and design the opening correctly before any tile comes off. The flashing kit is matched to your exact roof covering: a standard tile kit for interlocking concrete or clay, a deeper-soaker plain-tile or slate kit for slate and stone roofs (using the wrong kit is the single most common cause of leaks we are later called back to fix on other installers' work).
Most domestic Velux work falls under Permitted Development as long as the window does not project more than 150mm beyond the roof plane and sits no higher than the existing ridge. Building Regulations still apply to the structural opening, and we notify building control and handle sign-off as part of the quote. A Velux window has a working life of around 20 to 25 years. Past that, the seals perish, the drainage channels block, the timber frame swells, and the glazing units mist as the sealed gas escapes. Once a unit is 15 to 20 years old, replacement is almost always more cost-effective than chasing repairs, and a modern unit brings far better insulation, noise reduction and UV control than anything fitted before the mid-2000s.
Most replacements are completed from inside the room where access allows, with no scaffold required, which keeps the cost down and the disruption to a single day. Where the roof pitch, height or position makes inside access impractical we will say so on the survey and price scaffold separately and transparently, never as an after-the-fact extra. A fresh flashing kit is fitted as standard with every replacement (re-using a 20-year-old flashing on a new window is a false economy and a leak waiting to happen). We replace like-for-like, or upgrade you to a larger unit, a different operation method (manual, electric or solar), or higher-spec glazing while the roof is open.

A leaking roof window is rarely the glass itself. The usual culprits are perished rubber gaskets, blocked or split drainage channels, or, most commonly, failed flashing where the window meets the roof covering. A surprising number of "leaking Velux" callouts turn out to be a flashing kit that was the wrong type for the roof from the day it was installed, or condensation being mistaken for a leak because the insulation collar around the frame was never fitted correctly.
We diagnose properly before quoting. That means establishing whether water is getting in around the flashing, through a failed seal, down a blocked drain channel, or whether it is interstitial condensation rather than rain ingress at all (the fix for each is completely different, and replacing the wrong component is why some windows get "repaired" three times and still leak). Where the window itself is sound, a flashing renewal, gasket kit or drainage clean restores it for a fraction of replacement cost. Where the unit is old enough that repair is throwing good money after bad, we will tell you that plainly rather than sell you a repair that won't last.

Flat-roof glazing is a different job from a pitched-roof Velux, and it is where most of the bigger-ticket work sits. Single-storey rear extensions, kitchen-diners and open-plan spaces are transformed by a roof lantern or a run of flat fixed skylights, and the demand for this has grown sharply alongside the extension boom across Stockport and the East Cheshire commuter belt.
The critical detail on a flat roof is the upstand and the waterproofing integration. A lantern or flat rooflight sits on a timber kerb that has to be built, insulated and dressed into the flat roof covering correctly, whether that is EPDM rubber, GRP fibreglass or felt. Get the upstand height or the membrane dressing wrong and it leaks, usually within the first year. Because we are a roofing firm rather than a window-only installer, we build the kerb and tie it into the flat roof system as one job, which removes the gap in responsibility that causes most flat-rooflight leaks (the classic "the window fitter blames the roofer and the roofer blames the window fitter").
Where a flat roof is nearing the end of its life anyway, combining the rooflight installation with a flat roof replacement is almost always more cost-effective than doing them separately a year apart.

In a conservation area or on a listed building, a standard roof window will get refused or flagged by the council's conservation officer. The requirement is usually a conservation rooflight: a low-profile unit that sits flush or near-flush with the roof line, with a central vertical glazing bar that mimics the proportions of a traditional cast-iron rooflight, finished in black rather than grey or aluminium. Velux makes a dedicated conservation range for exactly this, and there are heritage cast-iron-style alternatives where the officer requires a closer match.
This work is common across the conservation areas east of Stockport, Marple Bridge in particular, and through the East Cheshire villages where listed cottages and barn conversions are frequent. The job is as much about the planning and conservation engagement as the installation: getting the right unit specified, the flashing detailed so the window sits as low as the covering allows, and the paperwork right so the work passes rather than gets enforcement action after the fact.
